Eike Becker_Architekten, in collaboration with project developer Deutsche Wohnwerte and landscape architects Topotek1, has been selected for the development of Building Lot C2 on Czernyring in Heidelberg’s Bahnstadt district. The approximately 13,000 m² site is located in the immediate vicinity of the main train station and is one of Heidelberg’s most significant development areas.
The concept competition organized by the city was decided in April 2026. The planning requirements for implementing the project will now be established through a project-specific zoning plan process.
The design envisions a diverse, urban mix of uses across a gross floor area of approximately 40,000 m²: retail space on the ground floor, office and coworking spaces, as well as student housing, privately financed housing, and publicly subsidized housing.
The urban design integrates seven buildings into their surroundings in a nuanced manner. Along the railroad right-of-way, the development features a subtly graduated height profile while simultaneously reinforcing the spatial boundary with Czernyring. Special attention is given to public space: Czernyplatz is being further developed as an identity-defining urban element, and its connection to the Czerny Bridge is being strengthened.
With its balanced mix of uses, precise urban design, and high quality of life, the project makes an important contribution to the further development of Bahnstadt and to the creation of a vibrant, mixed-use neighborhood.
