The intention is to develop and realise an office building with commercial use on the ground floor and an underground car park on the property at Strahlenbergerstraße 123. The site is located on the north side of Strahlenberger Strasse, west of the Kaiserlei motorway bridge. It is part of the Schleusenquartier from the Kaiserlei urban development concept framework plan of 2013. The urban development solution now approved will contribute to strengthening the positive development of the area and enhance the neighbourhood through the mix of uses. 

An 11-storey office and commercial building is planned. It consists of a 6-storey base plus a staggered storey that follows the boundaries of the site. Above this is a four-storey high point along Strahlenbergerstrasse, which then steps down two storeys along Kaiserleistrasse. The high point is L-shaped with a width of approx. 22.3 m and longer views towards the street.

Commercial units are planned on the ground floor alongside the street.

An underground garage with an entrance from Strahlenbergerstraße provides space for car parking, storage and technical areas as well as bicycle parking.
